RESIDENTIAL SENIOR FIELD INSPECTOR III - Assessor's Office
About the position
Reporting directly to an Assistant Manager of Residential Data Collection, the Residential Senior Field Inspector is responsible for accurately locating, sketching, measuring and reporting all changes to residential properties within Cook County so as to ensure a fair and equitable assessment by the Cook County Assessor’s Office (CCAO). The Residential Senior Field Inspector provides good customer service.
Responsibilities
- Follows standard procedures to conduct field inspections, including field inspections on more complex residential property classes, such as the 20%25 most valuable residential properties within a township.
- Verifies the accuracy of data with respect to appeals, permits, divisions, air rights, exempt to assess and assess to exempt status, and model homes on various types of residential properties, as well as assists on more complex projects.
- Collects new data by physically and accurately locating, measuring, and sketching the subject property to document any changes to the property.
- Calculates the square footage of residential property accurately and verifies the accuracy of the information contained on facesheets.
- Records and documents the information and data derived from physical inspections.
- Uses computer programs and systems, such as the CCAO systems and databases, the internet, and other techniques to verify the physical characteristics of residential property.
- Assists in the orientation and training of lower-level Residential Field Inspectors through the instruction and demonstration of the correct techniques of measuring, sketching, calculating square footage of properties, and reporting characteristic changes to a property.
- May review the work of Residential Junior Field Inspectors and Residential Field Inspectors for accuracy and completeness, as requested.
- Answers questions and concerns raised by Residential Field Inspectors, as needed.
- Uses discretion in carrying out assignments and completing objectives.
- Resolves routine and specific problems in accordance with guidelines established by the Director of Residential Valuations and the Manager of Data Collection.
- Meets assignment deadlines and utilizes good time management in performing job assignments without interference from non-job related activities.
- Maintains punctual attendance in the office on assigned office dates.
- Provides own transportation to assigned work sites.
- Works on special projects and performs other duties and assignments, as assigned, to achieve the overall goals of the Valuations Department.
- Provides excellent customer service to all CCAO customers.
- Work extended hours and weekends, as assigned.
Requirements
- High school diploma or GED certificate.
- Five (5) years of full-time work experience as a licensed real estate professional in any of the following: (1) Real Estate Appraisal as an Associate Real Estate Trainee Appraiser, a Certified Residential Real Estate Appraiser, or a Certified General Real Estate Appraiser. (2) Real Estate Brokerage as a Real Estate Leasing Agent, a Real Estate Broker, or a Real Estate Managing Broker. (3) Home Inspection as a Home Inspector. (4) Community Association Management as a Community Association Manager.
- OR Current CCAO employee.
- High school diploma or GED certificate.
- Five (5) years of full-time work experience conducting property inspections related to the appraisal of real estate or the assessment of real property.
- OR Bachelor’s Degree from an accredited college or university.
- Four (4) years of full-time work experience conducting property inspections related to the appraisal of real estate or the assessment of real property.
- Any offer of employment is contingent on proof of a valid driver’s license, reliable transportation and minimum liability coverage.
- Must be computer literate, with skill and efficiency in entering and retrieving data, and the ability to use CCAO systems and databases and internet-based applications.
- You must be legally authorized to work in the United States without sponsorship
Nice-to-haves
- Proficiency in Microsoft Excel.
- Knowledge of the CCAO’s procedures, polices, practices and guidelines, including knowledge of CCAO procedures related to data collection and verification, or the ability to quickly gain such knowledge.
- Thorough knowledge of techniques used in the valuation of new property.
- Ability to physically and accurately locate, inspect, measure, sketch, collect, and verify data with respect to residential properties.
